FHA 203K and FNMA Homestyle are two loan products that allow you to borrow to purchase the property and will give you an amount to fund the rehab. 

I use the Authentic Plank product from Southwind which is an 8mm thick plank and does not require an underlayment.

You're not going to walk away exclusively with feelings of pain or pleasure as-in feeling like you "paid for nothing" or "overpaid" if no defects in the sewer line are found OR feelings of "it was worth every penny" or "thank god I had it done" if defects were found. 

@Dan BlaylockWe are coming out with a new product in the next 3-6 months that will be very similar to a partial where investors will have ability to get principal and interest payments.

I want to use Bigger Pockets products (or others like it), but it seems they don't provide coverage for PR, which is a shame.

Before I make a purchase, I want to make sure I'm choosing the right product.

There are other investor products available to where you do not need tax returns to qualify.  

Some products allow up to 85% loan to value. 

Key is make sure you have a good surveyor and title company. s far as being ready all about the market in that most people who purchase either one of these products are not interested in any maintenance and would rather pay monthly dues.
