So far, I'm leaning towards an underground pool since it can be used all year round, but if I find a property that has room for both, then I may try to incorporate both amenities since families and the older crowd are my preferred avatar.

I still prefer long-term for consistency and ease of management.If you're aiming for the substantial traveling nurses market, you could consider house-hacking or an ADU because traveling nurses are rarely around in the day and probably wouldn't care for many amenities.

My preference is to always hold onto a property unless you are very, very certain you can invest the money somewhere else and make a better return.
