I personally would only reno to add additional living space and leave the rest as is.

Personally, I would pay off the higher rate first. 

Most hard money will be interest only payments on the full approved balance of the loan whether or not if you have pull the draw funds for repairs.If you have any other questions, post them in the same thread below so that we can all learn from the answers.

What I would like to are some reading recommendations for learning the meat and potatoes on the processes of completing rehabs, and the processes of working with contractors?

Where buyers/tenants can view dozens of properties in a day to screen out less desirables then schedule with a real agent to see the home in person!

Office space is gutsy at this time with many companies working remotely, maybe part of your investment was to bet that people will be coming back to work in person.  

First person I hired, I also had them write their own job procedures and so on.
