I've gone over the statutes pretty thoroughly, and when there's a consumer-buyer, see nothing but landmines and booby-traps.

I currently reside with my family in our primary residence, and have been consuming podcasts and books, with the goal of buying our first investment property by the end of the year, if not sooner.

Like I said he's got $12k student debt, no consumer debt, no car loan.

Perhaps they can patch it and resurface it for a modest investment and make it look fairly nice for a cheap price (relative to other options).

Pay yourself a modest salary and the rest as profit distribution.

I'm leaning toward modest remodels, not top of the line material or appliances by any means, but at least get the places out of the 60's.  

I just think agents need to educate themselves better on market analysis and the rest of us as consumers need to know how to vet an agent.

I currently own 3 houses in the Arlington, Hurst, mid-cities area of Texas, so getting a 4th loan may be tricky and very time consuming.

They will be modest condos in B/C areas. 

Yes this is very tedious and time consuming....but I have had results that far surpass any paid campaign.
