I've mentioned a few times where Cozy has an issue in that they don't permit you to choose which payment types you will accept. 

The 2 year lockout period means that they will not accept additional payments beyond the minimum payment (trade-off is that sometimes you can get them to go for interest only). 

They will not accept 1/3 and leave you alone. 

Since neither will accept responsibility, you either need to force their hand or scare them. 

I wonder if the investor (rent to own) will accept RRSP as a down payment.

Is the property type acceptable? 

I have two consecutive years of appraisals from state licensed professionals that show 100k increase in property values after the 40k in contractor receipts during that year which cross out only half the list given from the state licensed inspector 2) accept the 590k evaluation.

But it is a lot of stress, because this population doesn't follow through with what they say, they don't accept the reality that they are in over their heads, and they cling to any hope of staying in their home.  

For me, it depends how much I want the seller to accept my offer and how willing I would be to walk away from that amount of money.If I'm playing hard ball on a property I'm not crazy about I might offer $1,000.

I put a offer in and earnest this got accepted.
