Can you buy a larger office and be one of the tenants?

If the new builds are larger and you do not need to do any work, that would be the option I'd choose personally. 

In a Buyer's market, sellers offer LARGER commissions to Buyers agents in hopes of getting an offer.

There is a county in Colorado that has a rule for non conforming parks. it says in a non conforming park if a home is pulled out a home no larger than the one pulled out can be put in, and it also states if the lot is vacant for longer than 90 days you can not put a home back on the lot. 

It is likely that 100% of the larger cities in US have negative cash flow at purchase on average.  

He even had the audacity to try to manipulate us into signing an agreement waiving our rights to go after him in court.Earlier this year, several larger investors forced MBD into involuntary bankruptcy (case 2:22-BK-16483-ER, U.S Bankruptcy Court, Los Angeles Division).

Larger, experienced shops likely less so, but with these groups even if they have some problem deals it’ll amount to a headwind to overall performance of a very large portfolio rather than a disaster that brings down the firm.The 2020 to 2023 period saw several very active “newer” groups who were rapidly scaling and in some cases dominating acquisitions.  

It's a way better experience if you can find a local resource than these larger, national servicers.

It makes no sense to pay off a 3% mortgage, if you have something like that, then incur a 6% or so larger mortgage if your goal is to get out of debt.
