And the condo debacle in FL will be churning for quite a while as these rogue HOAs try to get realistic with deferred maintenance, new requirements, and freedom for people to use as they need to afford them.One thing to consider would be to 1031 all of them in a consolidation exchange. 

I only invest in A and  B areas  that usually makes renting some what easy .Having rentals loaned out to the wazoo can cause a lot of stress on owners to rent out immediately  .If the market softens up winter etc...

I can't imagine being in a partnership with someone that brings nothing to the table but expects the same return as you do.

However, a lot of concerns can be mitigated with looking at their past rental behavior in a lot of different settings.

And @Kory Reynolds brought up a good point about recapture of the section 179 deduction if your business use drops under 50% in a future year. 

You're not going to have much luck listing your property without photos, especially if you're in a market with a lot of offerings.

That really isn't good enough in our opinion.Another option for you is if your property is in a realtively safe area, to install a wi-fi connected smart lock.

Ours is in a rural area with strong seasonality and lots of regional vacation travellers going out for a weekend or maybe a week. 

I'm in a very blue collar working class market.
