Aloha,Given that this is the first month using the Avail system, unless you specifically provided the tenant in advance with information on the lag time from first hand experience, I would let it go and simply inform them of how the timing did not work out, and have them adjust their "pay" date accordingly, reminding them of the "late" date and penalty for future payments.

When I returned, she was fully on board and ready to dive in.I was hoping to get some real-life examples like this because I see a lot of newbies that are gung ho, but don't think about this and then they are getting married and already not on the same page about the financial future.

I still have the other property left and I think I will keep it at least for several more years.I have been doing necessary repairs and upgrades on the property that I still owe including some that I foresee I would've had to do in the near future.

I was batting around the idea of investing in a few small tax liens to raise capital for future real estate investments, but I've decided my time would be better spent doing other things.
