For an SBA hotel loan, the SBA may guarantee say 30% of the loan and a traditional bank takes the next 50%...total LTV/LTC of 80%...will vary by business but it's higher/better than the previous replies (otherwise, you would just get a traditional commercial loan without the SBA involved).

We can afford this, but getting a new loan at ~6.5%+ wouldn't be doable.

There was not water or septic connection to that building previous so it was a big project to get connections added.

You could always get the extended warranty and still save money over the 3k model.

Otherwise, probably not as they know they can get out of a significant debt by running from and avoiding it and have shown they will do that. 

Still up to me to properly utilize it and get the deals contracted.
