What I've found in any marketing is that people respond either out of fear or like!  

While that is not insignificant, it is far less than some feared prior to the BRAC recommendations, and quite a bit less than other major posts suffered (like nearly 30% of the troop strength at Fort Benning, GA).Empirically, investor interest in Killeen was pretty tepid prior to the announcement.  

Doesn't make it any less legal, however :PBy that logic, you would almost want to work MORE with a licensed wholesaler since he/she would have to tread lightly.Moreover, once could argue that there are more experienced unlicensed wholesalers than licensed ones, and it's experience that you fear (fear of getting taken advantage of) when you hear "licensed."

The biggest fear I have is that frankly, I really don't know where to begin.

 I have been wholesaling for quite some time and in my experience newbie wholesalers tend to not divulge there position because of fear that a buyer will not deal with them.

The sign shows that the lot will be occupied by a lot of colorful tents.My fear is that this will scare away all of our buyers.

Cash offers may appear very advantageous to a seller who needs or wants to sell quickly, or has fear of the buyer qualifying and being able to close 45-60 days down the road.  

I have very little fear of failure, probably because I have failed a lot in my life, and it doesn't hurt nearly as bad as the pain of regret.On top of that I have read quite a bit about real estate investing and of course darn near everything on biggerpockets, but there was no analysis paralysis, and I wanted to invest as soon as possible.
