Exceptions to that are made on a case by case basis, ie a great long term tenant who has taken great care of the house may get an exception, a mediocre tenant who may not even get a renewal will not get one.

To me it looks like the market is still stagnant with the exception of the bottom end STRs - and I mean very bottom end STRs.A lot of new building is finally getting completed as well which is also adding homes on the market.

There are some exceptions as to when you can get away with a single stair (full explanation below) but you'll see it is not easy to do.I actually used to live in/rent a third story attic space with a single stair, and as a tenant I thought it was fine.

I have maps and basically every address that is legally zoned memorized in the County (except NSB), @Cory Cannon, Daytona is definitely enforcing, many that you see in city of Daytona are condos or just haven't got hit with the fine yet...IMO not worth the risk in city of Daytona at all...unincorporated Volusia maybe but I personally know at least 15 of those that got in trouble too.

I am trying to figure out how J and Dave got to $65,000 in the following section (I am reading the eBook version so page numbers won't correspond with the physical book): Towards the end of Chapter 2; "Finally, notice that the owner equity in this business totals about $65,000; because John is sole owner of the business, that $65,000 is the value that John transfers to his PFS and can claim as his ownership value in the company.”Everything up to this point was clearly explained on how they got to the number, except this $65,000.
