We were able to get a SFR and a duplex under contract last month and we will be closing on both properties in a couple of weeks, all thanks to Chris!  

The financing was secured by another property but now I’m trying to pull equity out of the mobile home property to free up equity in my duplex for future deals. 

I hope to contribute as I grow myself and help others.For this discussion, I have a duplex cash flowing $1,500/month with $220k in equity.

The good thing is you will not need a variance to build a duplex in an RM-1 Zoned area.

For instance, there is a duplex for sale close to the University is for sale for 360k.

I will say though, if you take a look objectively you might easily find a way to adjust the floor plan with just adding a wall or door.
