I use Outlook and it has worked well for me and you can import and export to/from other devices.

It use to be that you basically needed to live within an hour of your rental, now you can manage anything from the device in your pocket. 

I also loan them a small bucket for a month that has "approved hanging devices" (picture hooks) and a small hammer for hanging pictures (on drywall walls only) and that's when I emphasize the part about what they can and can't do to the property.
