Did you end up converting your rentals to Section 8? 

To convert some of this income to self-employment income simply for the purpose of then making contributions to a retirement plan is generally non-beneficial. 

Do a 1031 into a really nice investment property that later you convert into a primary residence. 

In some states Accessory Dwelling Units are allowed through converting a garage.

Dig a spot in basement that could accommodate a sump pump .Even if you half to cut through 4-7 inches of concrete.

Furthermore, for most agents, a higher volume of leads doesn't necessarily help them convert more closings.

My concern with selling is 30 days is a pretty short timeline to try to sell (I'd guess you have an extra 30-60 days before everything goes through)....If they deed back to the seller, I'm sure there would be a way to convert it to like a master lease with an option to purchase? 

i don't have an answer for you but just wanted to say to check with the building/zoning/permitting dept to even ensure you can convert this property to a legal 2-family!
