@Kyle Mullins  when I started my investing journey in 2010, I took the same approach you concluded; $25 annual increases and a feel good moment being my tenant’s best landlord ever. 

It helps us conclude that prices of 1-Fam properties have reached a level which keeps many of the traditional buyers of properties in the area on the sidelines. 

Already based on comments, we can reasonably conclude the BiggerPockets community (aka successful business men and women) would raise rents and bid up asset prices to a new equilibrium.

Both experiences have been good, neither one has concluded yet (6 months and up to 5 years) but so far so good. 

Could happen down the road I guess, but who knows when the process will conclude.

What's fair for the goose is good for the gander :0My problem with it is the lack of credibility associated with the social media, and thus I never use it for screening.Guess we might conclude that "what goes around comes around" and we need to be sure WE have clean underwear.

But this would have only happened if I took what I learned from gurus, read a lot more, picked the brains of other investors and got real life experience.So in concluding, if you have any interest in land investing, I encourage you to take advantage of the free resources here in Bigger Pockets, listen to podcasts and once you have FIRMLY decided you want to do this, come hell or high water, buy a land flipping program that you feel works best for you.

In the end, I concluded that cheap properties will remain cheap while the good properties will raise in value and provide a better return in the long run with both cash flow, and equity.There will be a trade off in the small multi units vs.

They may even listen and appear to hear you but ignore your information because is could be concluded that you influenced his decision by giving him the comp that benefits your position.Therefore the best suggestion was already given.
