If there is, in fact, a recorded lien that was missed when the person you sold to turned around and sold it, then it is possible for that sale to get reversed and/or other damages be incurred for the current owner to clear the "cloud" on title.

You can record it and then there would be a cloud on title preventing anyone else from being able to purchase behind your back.I wouldn't use any old MLS stuff in your advertising since that really wasn't yours to begin with and could definitely ruffle the wrong feathers.

I hope he doesn't sue you, but if he does it will cost him at least $150 to file, and it will cost you to answer, and if you hired him to know he not licenses you, and him could get a ticket, and if you win you will not be able to get blood out of a turnip, but if he wins he can cloud the title to the home, and a labor lien is a tough lien to bond around or get rid of without paying to get the lien remove.

The buyer of the deed is entitled to immediate possession of the property but the issue the buyer has is a lack of a marketable title which is why there is a need for a quiet title to remove any clouds to the title.

My best guess was Lease Purchase.From the context it appears to be foreclosures but a Lis Pendens can be for other clouds on the title.
