Foundation has several vertical cracks.Been vacant for a lot of years.Because - and only because - the inside is in great condition AND it's 10 min from major skiing, water parks, hiking trails, brewery, wedding venue, Adirondack trail, and some other fun stuff, I am seriously considering it and everyone in my circle is telling me to walk away.I've gotten quotes so I know the dollars for septic and foundation.

Who's to say they won't place a better tenant than you could at a higher rent than you could.I forgo all of that for the fun of self managing.

Fun :)Dealt with it with rentals in Matteson and Cal City recently and it's such a slowdown to our business that we just pulled right out of Chicago for rentals & only do them over the border on the Indiana side. 

Fun fact they are also both owned by the same company. 

Only 1.5 miles from the Las Vegas strip, near MGM casino. 

I did transfer my part of the company to my partners because I came to the US to do my MBA, it was fantastic, and Spain can be very fun to invest in if you have the relationships - that was our edge.Our experience was that commercial brings you more "serious" tenants, and for mid-market deals, it definitely saves a lot of headaches.

Now it’s time for the fun part - I’m ready to start interviewing with Chicago area real estate brokerages.
