The key here is to have options so that when a deal comes along you do not lose it because you only had one tool in your tool belt and that tool turned out to be the wrong one for the job.Hope that helped a bit!

It is the agent's job to run comps, know the offer process in and out, know how to negotiate, and maybe more than anything have LOTS of transactions under their belt to know the nuances of the process.

If this is the first of many and you want to use this as a possible track record then the importance of going through the PPM process and having this easy one (using this term loosely) under your belt to be able to talk with outside investors(or even the friends and family people you do not know of your friends and family) they can talk about the job you did and have the beginnings of a track record.
