Now is the time to start tax planning if you haven't already begun. 

When I started I was only interested in MF properties but since the market has overpriced a lot of MF I've begun buying SF homes as buy-and-hold.

I’ve only recently begun to look at going to some of the events, and boot camps even, but nothing has worked out with my schedule so far.

The current sellers have begun construction to “merge” the two units into one, but were red tagged so I’m sure they didn’t go through the proper city approvals and more to do so. 

We added air conditioning to the house, something that most houses on the street have begun adding, and landscaped.

The market has begun to shift but it is still a strong sellers market.

  (30k+ on peak tourism months)Both properties have very little overhead, and since they were able to be bought in cash (<150k/ea) the taxes and general operating expenses are low comparatively.I have been in the boutique development space now for around 10 years, and feel comfortable enough at this point with my positioning that I've begun working on plans to do a larger development project. 

I've left corporate and have begun pursuing hotel deals of $6mil+.
