Hi Kent,I think Section8 is a great play if you have the patience to deal with a more challenging type of tenant.

Without some on the ground knowledge those really low prices in some of the neighborhoods can really play some tricks on those "out of state eyes."

It’s still up-and-coming, so there are some rough spots, but it could be a solid long-term play.

I am also a believer in not buying a property without any value add play. 

It’s a tactic that can work, especially when both parties understand and agree on the process. the issue is with this sub to  soup de jour your going to get all sorts of fraudsters coming to play and that is just a fact.. once they figure out the angles..

There no reason to wait any time or have any “whichever is lower” rule come into play.
