I experienced my first tenant swap this month, and needless to say, I picked up many "learning lessons" during this time.  

If kitchen cabinets have dated scalloping have it removed and paint dated cabinets swap out pulls/handles.

Usually 10-25 of us are there, good opportunity to network and talk through deals or swap numbers of various venders.

I am getting ready to have my plumber swap a toilet in one of my rentals.

We will be financing  1.5 million over 20 years the length of the lease I see swap rates are at 4.76 % right now.Unless you have better ideas

It's relatively easy to swap out a plank....drill a hole through the bad vinyl plank, lift with screwdriver and then cut away and replace---heat gun helps.  

My wife and I currently invest in the area and are eager to meet others and swap stories.

Typically they are quoting the most basic swap out and will charge you for anything incremental.  

I think I'm going to swap appliances as well, the one in my current tenants side are all new, (stove, dishwasher)Also need to paint or mold or whatever you do to a patch on the wall behind the bathroom that's been cut open for plumbing work.Going to need new blindsThings such as.

Is there anyway to not show the price paid for when using and FHA like a drop and swap?
