For MTRs specifically, I recommend 30-Day Stay by Zeona McIntyre and Sarah Weaver; they helped us run a lean operation.

I agree with Jonathan, MTR are turning into more then just nurses, its insurance, big companies putting up their C level to just people looking to stay longer in a area and want a nice place to call home without a fixed lease. 

He is in jail with a $750,000 bail amount so he will stay there. 

I’ll try to keep this as short as possible I have a pretty good tenant staying at my guest house month to month.  

I'd say stay away from those groups.

If you want to be conservative, stay around 50%-60% LTV, especially if your cost of debt is lower than your cap rate, as this will lever your ROE.

The pull bar and tapping block were needed to get them to fully lock, but once locked they seem to stay.
