I think this would be a waste of money.Have pride in your place and provide quality stuff like a nice hot tub or just don't have a hot tub at all. 

In short, this would be an entirely appreciation-based investment.Given the state of the economy today, with high interest rates and the seller-buyer lock out effect, I want to discuss the pros and cons of this investment at length, specifically in the context of all the other properties / neighborhoods that I have been evaluating. 

My primary now will sell for $750k, I owe $290k, this will allow me to buy 2 $400k homes. 

My lender says that shouldn't really be an issue, but just wanted to see if this was too good to be true!

my thought is you take on some risk doing this.. if the info  you are providing does not pan out.. you know investors they take a loss and its never their fault its always someone else.

I would suggest that once you are done reading that book - give it about a week and read it again.
