I've reached out to about 50,000 contacts during this period but a few potential sellers a came across seem to already have realtors.My current approach involves using Deal Machine to identify potential properties by zip code, focusing on those with unknown sale dates or built dates before 2000.

You could have a zip code with 1000 household/house ; highest price PSF for that home lets say $1K/sqft ; $1,000,000  but 89% in that neighborhood works for USPS.

I still think there is a value for cards but generally agree with this advice - especially if you are starting out as a real estate investor - business cards aren't needed - a linktree or some sort of QR code with a basic online hq page is going to be the best bet

I still strongly suggest the GC--I don't know anything about Philly building codes but when I here big city, it think big red tape and your GC is going to be huge walking through the permit process.

Unless you want to overbid someone else they would not entertain if you want to buy an asset with a 25% discount lol, they are the pros.In the part of town I am looking in, I have hear other investors all but refuse to buy anything near those zip codes.

Never taken advantage of something like this and I'm averse to it... the crunch time with a ticking promo period with an overkill of fees/penalties is not worth it for me.
