@Erik NowackiI grew up in the not so great area here in Memphis so yes I'm very familiar with the neighborhood lol as I still have many friends in the area and I grew up there myself.

Long story short I grew up on a farm, worked everyday all day there until i was about 20.

The biggest plus with the J&G community is the people: I instantly grew my network with fantastic people with great experience in this space.

I grew up there and know the market really well and have many connections to get work done there.

I actually grew up in Greensboro so I am familiar with the area.

Conversely, I grew up near the Washington DC area and am somewhat equally familiar with that area as well although I have not lived there for quite some time but visit frequently.I am caught between having my first deal be in my own back yard in SoCal or investing out of state back in the DC area (or anywhere else for that matter). 

I've done way more than the 10,000 hours suggested by Malcolm Gladwell to make you an expert because I grew up doing it with my dad as a kid and now have 30+ years on my own of missteps, mistakes, and successes to learn from.
