I did close to a complete rehab on a 4 family house spending 100k.New roof, new boilers, all new apts w/ new windows butmost walls stayed.Some wk was to patch up or skim coat existing walls, for example.In the example above, how do you breakdown what is a capital improvementand what is a repair for tax purposes?

i agree carpet is quicker and easier, the sanding would take me 3-4 days. and that's if i know what i am doing.also, there is a area where they had a half wall. they took it down, but patched it with similar size planks, wrong wood. and worse, they screwed those pieces with drywall screws. and if this was not bad enough....they slapped some drywall mud on top of that. do not ask me what they were thinking and why. i want to slap some people around for being so stupid.will take some pics later on and post them. thanks for the feedback everyone.

If you were to patch the roof instead of do a full replacement, then this would be a repair and would not be forced into the big ticket item improvement category which is why it pays to be proactive best as possible (within your ownership).

I think hardwoods, even with obvious patches or filler strips is better than putting down carpet as a long-term, efficient wearing surface.

So as you can see, it can get pretty muddy.Basically, we hire handymen to perform simple, non-structural, ground level tasks, such as replacing a sprinkler head, patching some drywall, painting baseboards, or very basic electrical/plumbing repairs (replace a switch/faucet).

The other just painted a rust stop stuff on and covered with concrete patch, it's still there as well, that was in the early 80s.
