Best of luck, this area could be an investor's gold mine for buy and hold in my opinion! 

I know it plays well into the Great American Story to go from Nothing to Something, but in reality we don't typically get any awards for repeating mistakes that could have easily been avoided by following the advice of people "wise in the ways of gold" in Richest Man in Babylon speak.

A couple of pointers - reviews on Airbnb and VRBO are worth their weight in gold, and communication with guests is the #1 key to great reviews.

Your requirements are the gold standard.Just to clarify by what I meant by change is that I have been hearing is that landlords/property managers are tightening  their requirements.

I will follow that up with , only get it if you are looking to get into sales and help others, if you are just getting it to buy and sell your own properties, it is likely that a full time agent, with extreme market knowledge would be worth their weight in gold. 

Hi David,If you haven't read Investing Out Of State by David Greene, I've heard that was gold for any OOS Investing.

Anything you can share about previous partnerships, especially if one partner lived in the investment, would be gold here.

Before the market became saturated with retail investors, I'm sure driving for dollars was an untapped gold mine, hence, why older gurus still advocate for it.
