The pro's are we are in pretty decent wine country, about 8-10 minutes from 2 very popular vineyards and around another half dozen smaller ones in the area.We love our home and have a 2.25% interest rate so we don't want to sell it. 

I added a pool table, wine, robes and I provided snacks/water plus other complimentary items.

If you rent it, and the renter is stupid and scrapes a huge dent in it, or spills some red wine and doesn't clean it - just take some sandpaper, some stain, and varnish and in 10 minutes you fix it.

I agree with Nicolas, Househack for a few years and learn your market/block/zipcode- You are on the right path - Wish you the best in making this decision!

Most of them have invested money into making the venue look nice, provide good seating options, good parking, entertainment options, and ideally, a place that serves beer/wine/etc.

I don't want to give away my honey holes, but think of wine country (not Napa), lakes, vacation type areas. 

When I installed cable TV years ago and I or my co-workers would wine about working 6 days a week and 12 hours a day almost year round, my boss would say "If you're not making money, your spending money".
