Of all the "professions" and entrepreneurial enterprises, I'd guess more people inquire about real estate investment than anything else.By asking how many properties you own, they are sizing you up, and in my experience the follow up question is, "how do you do it?

One investor one loan is not a security... and that's what HML do  like me.Now if this person was trying to raise money through a group of little investor or chunks into a common enterprise then yesbut one lender to fund one deal were they take a note and deed of trust or mortgage as bene and the OP is the trustor or mortgagor  this does not require a security document.. you would grind lending to a halt and put all lenders out of business

In PA, two years of unpaid property taxes lead to property being put up for sale by the county Tax Claim Bureau (in most counties - Philadelphia does not have a Tax Claim Bureau).

I would check with the Better Business Bureau and also check to see if they are listed with Dunn & Bradstreet.
