Do the collective experience and intelligence of this community have any creative suggestions or alternatives to suggest?

Hey Guys,  I've been watching biggerpockets podcast on youtube for the past several months to increase my investing intelligence. 

@Jaron WallingI understand there a few small criteria that have to be met to do a 401k Loan but paying yourself back interest seems much more intelligent than paying someone else interest(assuming you follow the required criteria).

I’m just trying to get an intelligent plan in place for the money once the land sells.

I am also moving out to LA in the next 2 months  to go build an artificial intelligence company, so need cash for living expenses.

Washington, DC has artificially inflated prices, due to constrained supply, as you cannot build higher than the capital building

The loan officer says everything checks out and is ready to write me the approval except my DTI is artificially high and told me I need to figure out a way to prove that it is lower.My only debts are my car loan, my student loan, and my rent.

A lot of otherwise reasonably intelligent people say unbelievably stupid things to the recently bereaved.

I've been very blessed to grow from 0 to 13 properties (mostly all rehabbed) this past year and plan to continue to grow very quickly, but, I want to make sure I'm doing it strategically, and intelligently!
