@Bill Gulley - should we report this youngster?

I think the beaureaus are recognizing that homeownership is at a 20-year low and most young people are renting...not just because of credit issues....a ton of the youngsters prefer to rent and stay mobile or they watched their parents go through foreclosure and want no part of homeownership.  

(to a point, but if there is a youngster who never had the opportunity to "do" and claims they did.....well, think about it!)

Goals include making 1 buy-and-hold purchase each year.Leave the flipping to the youngsters with time on their hands :)

I see youngsters doing wholesaling but in my research it seems like its not adviseable to get into it without tons of contacts.

So if someone could find it in them to help a youngster find the right way through this maze it would be greatly appreciated.

You're no Spring chick, you have a mature business sense that youngsters may not have.

I would think on a forum like BP more of us would be encouraging the youngster to brush up on fundamentals, rather than 2006-style risk taking.EDIT: If you read my first post carefully, you will realize that im not 'naysaying' im actually encouraging OP to educate himself
