I raise this because there’s no true regulations and it’s truly the Wild West of lending with tons of questionable participants. 

Unlike Accredited Investor syndications where you’re confident you can expect certain returns, anything could swing the BTC price wildly one way or another.

I am a sponge and will take all the good advise you would like to share regarding; avg. commission %, conditions of exclusive buyer rep agreement, your thoughts on locations, any on and off market properties you have, and possibly figure if we can build a team to make a dent in this wild real estate market we are in.

Most of the bids I got from them were wildly over the top for the job needed, and they'd typically tell me they couldn't get an alternative bid.

OK seems wild to me.. 

You want to record the cash when it comes in and goes out, so you can track the flow of cash.I agree though, a month in arrears is wild. 

Wild that you have to submit an RFP, didn't realize it was such formal process!
