Looking for best options.

We’re looking for Excel models to compare these options and calculate potential net worth in both scenarios.

I am a bit surprised that there are not more options? 

I am on the lending side of things, so if you'd ever like to chat shop and options out there, let me know. 

I'd estimate that I currently have about $300k in equity on my home, and am seriously considering borrowing some of it to invest in real estate, however I have no idea what the best options would be (syndicating, rentals, flips, lending, etc).

My vote is option one.

As Guadalupe said above, a DSCR is a great option for buying with a lower DP but it comes with the caveat of higher interest rates; and as Nate said, National Bank of Coxsackie in Glenmont is a great local bank which wont sell your note to larger banks.

@Kamal Sukhija, The single member LLC option as been mentioned a couple of times. 

For a better estimation, find a business broker in your area.For the loan options, speak with your banker and try to get involved in local real estate groups.
