Either way, most banks have other programs that could help you out.

**Tenant Screening**: The Section 8 program will cover a tenant's rent, but that doesn’t mean you should skip tenant screening.

I'm also a licensed mortgage broker with a lot of fix-and-flip programs, including some that require as little as 10% down on the purchase price, and provide 100% of the rehab funding.

If you own 25%+ of the business paying your w2, youre still self-employed.There are bank statement/1099 loan program as well, which is what you have been offered.

This has also allowed us to provide some excellent incentives for our investors, locking in long term debt currently at 3.75%  through our in house financing program.

It’s worth having some conversations with a lender who offers DSCR or similar programs.

That said, not all companies have these programs.

There is no additional "risk" on the note like a demand clause etc, but you have  extra expense in upfront one time costs and the pre-payment penalty that most programs are sold with if rates do drop as expected in the future.  

We also do zoom calls and workshops 4-5 times a month, and offer different programs for both beginner and experienced investors.   

I ended up attending one of those weekend seminars for a few hundred bucks that tries to sell you on a 30k coaching program.
