Verifying last 2 years of rental history very important!

While Avail does verify tenant identity, I won’t be running any new credit checks unless it’s related to lease renewal.As for repairs, I’d be happy to discuss any concerns—please let me know what you feel needs attention.

So far it sounds like we will just need to verify via a CPA, which is fine, if that is what we need to do.  

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Much of the information in these reports is self-reported and not verified. 

We rarely have issues, but it seems like such a small investment in time and money to take one day to verify. 

You may need to provide an LOE for your current living situation, since many DSCR lenders will want to verify you won't live in the property. 

Again check to verify that this information is correct.

Make sure you have a solid understanding of the revenue and expenses and that you are able to verify everything.

However if I was an agent, broker, GC, etc I do not feel that it would be my responsibility to verify the underwriting.
