Yes, it is more unorthodox to do so but it's definitely not unheard of.

Another property is a 3 family for $250k (Unheard of around here) but probably needs $200-$250k in improvements and again I fall into "Is this really going to cashflow enough or is it just a tool to fund the next one plus a small profit each year".

@Kendra Elise O'BerryI can't speak to the SC market, but out in my part of California the 2% rule is really unheard of. 

If not, you need to immediately change your documents to reflect this possibility as it is not unheard of.  

This will also impact bus routing, and it's not unheard of for a driver to radio in that children were dropped off at bus stop, not coming from house and we've dealt with superintendents following cars home from bus stops to verify actual home addresses in highly sought after school districts.

I have on occasion myself attempted to mention this in the threads in hopes that more educating will occur, but those responses are usually overlooked and go unheard in the midst of the melee.There's no doubt that wholesaling is rife with ignorant as well as unscrupulous people because of the low barrier of entry and the gurus who are out to make a quick buck by making it seem like you can make a quick buck.
