This may be what Zillow and Auction.com are doing.With court documents online and free legal notice aggregation sites, it's already pretty easy without relying on a third party's data collection accuracy and ulterior motives.

I would not pay more than what an investor would pay unless you have some ulterior motive.depends on what type of property as well.. a note buyer is going to look to your strength as the trustor as well to price this baby.
