I'm not sure why that metric has held true but it still applies, the properties that perform well above that ratio are the owners that treat their STR like a business.

For most investors, to provide true separation would be cost prohibitive (between $10k-$15k).

I've stuck with the tried and true reasons I've heard to keep my search ranking high (quality photos, stellar reviews, updates to my listing) and that helps but in slow season, when I'm not willing to cut my rates as much as some of my competitors, it can be a ghost town.

I think the biggest roadblock has been the lack of true testimonials of successful people in these programs.  

Now investors, especially the newbies, are chasing returns by going after higher risk investments - many NOT really understanding the true risks.Many more investors will be losing money and choosing to liquidate real estate - which will be buying opportunities for the better prepared investors.

While it's true I don't necessarily trust the pricing software algo, I really like the ease of accessing the data.

If you think the money will come you quick in anything you do you’re better off just dreaming about what you want and saving your money and work for someone else to make their dream come true.

Investors like me are left sifting through overpriced junk instead of finding real opportunities.This has always been true.
