If I find a deal on an area I would consider living when I move back I would like to be able to pull the trigger and possibly refinance into an owner-occupier loan once I move back to the US.  

The underlying note from the lender is still in place and the Due On Sale can be triggered.

@Cody Ford Without having specific expenses and the 4th rent amount I can’t say for sure if I would pull the trigger on this property.

Depends how you approach them and if you’re ready to pull the trigger when you find the right deal.

They come in with a different name usually acquired by buying out a small/mid company, wipe the market with unlimited funds backed by fed and big banks, dry the pool and leave when there is nothing left. 

Easy things, but they trigger the algorithm.
