I'm still concerned, as a "verbal confirmation" certainly doesn't prevent things from changing, but we're hoping that if we move the closing process along swiftly that will put pressure on the sellers' end to move these people out ASAP.

The only way I could see that specific situation being a win is if you get it at a steep discount, finish the tear down and rebuild it swiftly and as cheaply as possible, and the property appreciates like crazy.

In most cases they just are hoping they know what they are doing.. but they just spent 5k on mailers and they are going to throw  deal out there and pray someone is not swift enough jumps on it.
