Aloha, In a market where the sale-to-list price is 97.9%, homes sold above list price is 18.7%, and homes with price drops is 51.4%, I’m exploring how to respectfully submit an offer with a 30% to 50% discount on the listing price.Beside from the following actions, are there any additional steps I can take to ensure my approach is considerate to both the seller and my agent?

@Ludwig Koeneke There is an appraisal form type that you can order which gives both the AS IS value as well as the After Repaired Value based on the scope of work proposed that you submit.

talking to the Bank its going to be far and few between that the mortgages these folks are taking sub to is still owned or controlled by the "Bank" the loans were sold within months of origination and maybe MERS has it ( sliced and diced) and for sure your dealing with a servicer.. who is not going to negotiate one bit.. now if you happen to have a sub to with a portfolio lender and you can actually talk to someone who is a decision maker thats different but I submit those loans will be a small fraction of the deals being done.
