In order for lenders to look at your partners experience to help you qualify for a loan, you will usually need that partner to be at least a  20% stake holder in the borrowing entity. 

Most park owners call this a "conversion" when you convert a renter into an owner.The business model always works best when the resident is an owner and therefore stakeholder in the business model.

Without a doubt regulations will be introduced to better manage STRs, and in the long run that will help stabilize the business and hopefully create more certainty for all stakeholders as to what they can expect.Many others have commented that STRs that are "just a room" are going to face tough competition.

My guess is more than 90 out of 100 on here will never get there and syndicators will pass the cost along to stakeholders. 

Ideas on id'ing early stakeholders that would naturally be aligned with what we are doing.  

Additional costs are mostly inefficiencies in being able to supervise directly, so having a couple key stakeholders and networking with other investors in the area is key. 

With all these hoops to jump through it's even difficult for contractors, purveyors, architects and myriad stakeholders to follow the bouncing ball.
