This was the first time in 24 years that I didn't have to clean a blessed thing, I nearly cried when they told me they needed to leave :( When they finally did leave, one of my Sons went with me to check out the empty house, I opened up the stove & it sparkled!

I used to send a "30" day letter, spelling out what they had to do; "broom clean" (100) no stains on carpet (50 per), lawn mowed within 2 days of vacating (50), oven (50), tubs (25), sinks and tile floors "sparking", no dog poop in yard (5/pile), all light bulbs working (10), all light fixtures clean (10), windows "sparkling", no cobwebs, etc.

Its more renter proof and any nails holes you can easily plug with a dark sparkle. 

So, make sure they sparkle. 

But if it looks sparkling and new, and then you find out...won't be a deal breaker for most people.

So, we make sure all of our places sparkle like a shiny penny.So, I am sure that your place in Scottsdale will thrive.  

Unless you're planning on doing a gut redo of the unit anyhow (which I would guess is not the case), it's much to your benefit to have her leave the place in great condition and sparkling clean rather than leaving a huge mess and denting up the doors and walls as she is moving her furniture and stuff on the way out.

And, similarly to the ARV weakness, you might struggle to sell it down the road unless you keep it sparkling and it looks good in pictures.
