So I’m in a bit of a bind, I have a duplex I’m house hacking we remodeled entire thing, new hvac, electric panels, electric main, updated plumbing, water heaters, furnace, install central air, roof.

We can have a panel of judges, have the audience judge us, whatever you want. 

New roof, new water heater, new Electrical panel, New HVAC, new Concrete driveway, new Concrete steps & walkout basement, Open space of kitchen and living room, fully finished basement with wet bar and new full bathroom, new windows.

The foreclosure is for the mortgage not paid, the property current owner who is being foreclosed on also purchased solar panels in 2022 and financed them according to my searches.

Now, everytime we turnover a downstairs unit, we tear out the lathe and plaster bathroom ceiling and screw up pvc panels for the ceiling to ensure quick and easy access for when we do have and plumbing issues.

As far as positive ROI - I'd like feedback on the following items:-Switching to tankless hot water heater (current water heater doesn't look so hot)-Upgrading electric panel to a Span Smart Panel.

Contacted PGE for upgrading my main panel, they are asking me to have separate main panel meters because the ADU has a separate address..

Maybe a lawyer panel discussion or something I dunno. 

I plan to put up a solar camera on the front end of the garage.

Examples to kick it off: adding solar panels, vending machines, advertising space, allowing credit card rent payments w/ fee.
