Cut rates, or implement smart pricing, or both. 

It's part of their contract to get paid and not getting paid is a violation of the contract.

I am looking at groups like David Greene's Spartan League, the Wicked Smart community, etc.

I'd also reach out to the tenants and let them know to direct the payments to them though any smart tenant would only do that after talking to the PM.
