The key is that inventory is slim and you need to WORK for good investments.

Given the slim cash flow from the property and the uncertainty about the new mortgage rate, it's understandable to be contemplating whether to hold or sell.If you anticipate further growth in the market, holding onto the property could be beneficial in the long term.

This is a good lesson, it's a hard pill to swallow.

They purchase properties in good locations where the risk of extended periods of vacancy is slim to none.Reality - most investors are not at max leverage or no leverage...they fall somewhere in between with modest leverage.

You have a good idea BUT here in New York you have very slim pickings. 

In our area it is slim pickings but we have seen a few gems come and go in the last few weeks and feel like we can find the right property if we can get financing. 

I definitely recommend slim coating over popcorn ceiling that is giving you any trouble getting off.
