Though their focus is on SFRs, I think a majority of their inventory likely resembles what you've described (e.g. product priced based on the 1% rule in neighborhoods unlikely to appreciate.)That said, the handful of homes I've found do appear to me to have potential.These are homes in neighborhoods with average or above-average schools, 80-85%+ owner occupancy, very low crime, and trailing 5-year average appreciation of 2.5-5%. 

It resembles this forum in that attendees of all different levels and backgrounds who share their knowledge, leads and mentoring.

In South Los Angeles, there are once-beautiful craftsman style duplexes and triplexes that resemble a large single family home (units are on top of each other and not side by side) and there are two of these down the street from us. 

As much as reno purchase mortgages are great for you as a buyer, it turns out that sellers do not care about your rate, and thus reno financing on a purchase is tough in anything resembling a seller's market because they don't want to wait the additional time to close and get paid.You can however use that hard money just to get the keys and your foot in the door, AND THEN get the reno financing as a refinance.
