I’d aim for low downpayment land contracts and lease options.After refinancing out of the FHA mortgage, I’d evaluate if I wanted to repeat the 2-4 unit FHA 203(k) process again or if I had the 20% down to target 5+ units.Good luck with whatever you decide to do!

On the other hand, I’m hesitant to simply pay down more of a property, as we don’t need the immediate cash flow.Fortunately, both my wife’s job and mine are recession-proof, which allows us to be a bit more aggressive with our investments.I’d really appreciate advice from investors who have experience with frequent moves or military service.

Support has gone down substantially imo while costs have gone up. big issue for us was the announcement lady year that tenant ACH payments were going from free to $2.50/pop, or you can cover it for $1/unit but you have to do all doors and can’t pick and choose (despite there being a beta that they announced, told me I could join, then later told me I couldn’t join bc it was too late and blamed me for not asking sooner when I literally asked right away and followed up repeatedly).
