This issue is more prevalent if you do out of state real estate investing, especially when you are renovating, you have to trust either the general contractor's words or you would ask your real estate agent to check up on it every once in a while (if the agent is kind enough to do so), and if you are lucky, you have a friend/family member within the area.This got me thinking, would a trusted local person be your eyes and ear that has your back be valuable to you?

For example, I am working to help pro-foreclosure situation to avoid foreclosure and complete a short sale when they are deeply under water (yes this exists and is quite prevalent in many fha home buyers still to this day).

On the other hand, had you said that the foundation beams are rotting and there are a few that fallen away and the floors are uneven to the point that several doors will not close, windows can't be opened/shut, jagged cracks caused by the foundation failing  are prevalent and the roof has evidence of water intrusion then you should be concerned.  

With how prevalent this type of house hack is in the biggerpockets community, is there anyone else that has had this issue?
