@Krista Walker  chuckling a little here but yes.. they should.. and of course when you get your preliminary title report it will clearly denote who the owner is.and on your purchase and sale agreement there should be a seller.. unless they are doing a undisclosed double escrow type deal which I highly doubt he would do.. and or just flat ask them are these MLS listings your sending me or are they off market that you own or your close investors own.

Based on this, they will opine on the developability of the site and give preliminary foundation recommendations.

If it was not on the preliminary or final title report you have a claim.

To date, our combined projects have yielded 320 preliminary plat approved lots across 101 total acres in three different counties and have generated a nice healthy return. 

You can learn to scour through the county records or you can establish a relationship with a title company to run preliminary searches.

I'm going to wager there'll be a correctionThere will likely be folks who bought in '22 that won't be in the black till '27 from a mark to market value. 

Yeah it's mostly sifting through lots of bad deals to find the good one.First is finding what a good deal looks like, then going out there and hunting.I'd wager I've spent thousands of hours on Loopnet, redfin, and Excel looking for deals with good returns.
